An unconditional waiver is a document completed between a contractor, subcontractor, supplier or another party eligible for a mechanic’s lien and the project owner. The given type of waiver is to be used if the project owner has paid in full for the other party’s performance upon project completion. Filing the document guarantees the release of the construction project from any kind of future obligations (for example, claims for payment) to suppliers and contractors. The form must be signed by both parties and retained afterwards.
